Lithuanian residents who invest as Individuals earn interest that is classified as Class B income. Thus, investors must self-declare this income and pay a 15% Personal Income Tax (PIT). Röntgen will provide the State Tax Inspectorate (STI) with all the required data on investors’ interest earned during the calendar year.
For Lithuanian residents, Personal Income Tax is applied only on the amount of interest received during the tax period which exceeds € 500. Consequently, when the total return on investment received during the tax period exceeds € 500, only the amount exceeding € 500 is taxed at the rate of 15%.
Interest paid to foreign residents (registered residence outside Lithuania) is classified as Class A income, so Personal Income Tax (PIT) must be withheld before the interest is paid and remitted to the State Tax Inspectorate (STI). This means that you will be paid interest on which 15% of the PIT has already been deducted, and you will not need to make an additional declaration of this income in Lithuania. You will only have to declare the income and pay the tax in accordance with the procedure in your country of residence.

If you are not a professional investor, you will be considered an inexperienced investor on the Röntgen platform under the EU Crowdfunding Regulation. Such investors are subject to a four-day consideration period during which you can withdraw your investment.

Before investment projects are published on the platform, the Röntgen team conducts a rigorous risk assessment for each project, which is then assigned a rating from A+, A, A- to D-. A+ means the lowest risk, D- means the highest risk.
It is important to note that all Röntgen investments (both A+ and D-) are secured by a first mortgage on the real estate, which guarantees full or partial recovery in the event of the insolvency of the project owner. The risk rating does not reflect the risk of losing the entire investment, but rather the risk that the project may encounter difficulties or delays, i.e. that the repayment of the loan will be later than planned.

Because all Röntgen investments are secured by a primary pledge of assets. The collateral is always 30-40% more valuable than the loan, ensuring full or at least partial recovery in the event of the project owner's insolvency, making a total loss of the investment difficult to achieve. However, investing always entails the risk of losing part of the investment or facing a default on the loan.
Until the money is transferred to the project owner, it is held in a restricted e-money account in the project owner's name. These funds cannot be used either by the project owner or by the platform operator. Once the obligations have been fulfilled, they shall be transferred to a bank account managed by the project owner according to an agreed schedule.
If the required amount is not collected within the timeframe, all investments will be returned within a few working days to the investors' accounts from which the payments were made.
Payments are made according to a pre-agreed schedule. In most cases, payments will coincide with interim property appraisals and checks on construction estimates during the course of the project. Once it is confirmed that the project is appreciating in value and that the money previously committed has been used for property development, the next disbursement is made.
Before projects are submitted to investors, Röntgen carries out an analysis that evaluates the business plan submitted by the project owner, an independent valuation of the property and information from other sources. Considerable attention is paid to the current value of the property, the development plan, the experience of the project owner, the liquidity of the property, etc. This procedure, like the Röntgen project risk score, is a project overview and should not be seen as an investment recommendation. All Röntgen investments are secured by a first charge on the property, which ensures full or partial recovery of the funds in the event of the project owner becoming insolvent, so the risk of losing your entire investment is very limited. However, investing always entails the risk of losing part of the investment or facing loan repayment delays.
Usually, investors will get back their funds from the sale or lease of a completed project or by refinancing the finished project at the bank.
We are in contact with the borrower throughout the project, so potential repayment difficulties are identified well before the loan is due. If we notice that the project owner is experiencing difficulties, we take action and work with them to find the best solution for all parties.

If necessary, Röntgen’s investors have an opportunity to sell their active investments on the secondary market. At the moment, secondary market sales work on the following principle - after receiving your request by e-mail [email protected], we communicate with existing investors and try to find a potential buyer. After finding a buyer we coordinate the final sale transaction. However, we can never guarantee that we will actually sell the investment.
We would like to draw your attention to the fact that how quickly we will be able to sell your investments largely depends on your expectations. We can only share the observation that when watching both local and international platforms, selling investments for the same value is quite difficult. So, if you're considering reselling, consider applying a discount to your investment. Most often, investors sacrifice one or more interest payments.
We also want to inform you that we have been implementing and testing the functionality of the secondary market for some time and we hope to be able to present it to the investors of the platform in the near future. The secondary market will work without our involvement in the process, so if you are not in a hurry to sell your investment, you may be able to get better sales terms.
All investments on the platform are made directly between the project owner and investors. The platform is only a technical tool enabling to carry out transactions, therefore, all contracts would continue to be valid as scheduled.
The consideration period applies to investors with no experience. This means that within four calendar days, inexperienced investors can change their mind and withdraw their investment. The four calendar days on the Röntgen platform start from the generation of the investment contract.
You can withdraw your investment within four calendar days of the investment contract being generated. Click on the "cancel" button next to your investment and all money will be returned to the account from which you made the investment.

If you make an investment by simple bank transfer, your payment may take up to 2 working days to clear. In this case, you will be added to the list of investors after the payment has been credited. In the event of a situation where the project becomes fully funded between the transfer and the offsetting of the payment, your money will be returned to the account from which you made the payment, and the contract entered into at the time of the payment will be cancelled.
Factors such as developer experience, project location, financial performance, business plan, market trends, etc. are taken into account when calculating Röntgen's investment rating. The rating rules are agreed with the Bank of Lithuania, which supervises crowdfunding platforms.
It is important to note that all Röntgen investments (all from A + to D-) are guaranteed by the initial pledge of assets, which guarantees a partial or full investment recovery if the project owner would become insolvent.

Due to the standardised processes of banks and their increased interest in larger projects, developers of small and medium-sized real estate projects are given a lower priority and project appraisals take longer or are dropped altogether. An investment account is a separate account dedicated to investments in financial instruments. In this account, you keep funds that are for investment purposes only. This account must be separate from all day-to-day transactions, payment cards, credit deposits or savings accounts.
The main objective of the IA is to encourage long-term investment by allowing the accumulation of gains which are taxable only when withdrawn from the investment account. This means that as long as you reinvest the funds in the account - in crowdfunding, buying shares or other investment instruments from the account - the profits you earn will not be subject to Personal Income Tax (PIT).
An IA can be any bank account you already have or a new one you have opened, used exclusively for investment purposes. Banks recommend that their customers open a new account that is separate from accounts used for everyday needs or savings. There is no limit on the number of IA.
Once you have decided to use an account (or several accounts) for investment purposes, you must declare it as an IA to the State Tax Inspectorate (STI) no earlier than 2026 in your income tax return for 2025.

You can change your account number at any time once you have decided which account you want to invest in and receive funds from.
In order for the interest received on 2 January to be counted as income from an investment account, the effective date of the investment account you declared must be 1 January. At the same time, you should declare your investment on which the interest was received as having been acquired through an investment account. Please note that you can only declare investments acquired during 2024. If you declare the investment account later, such interest can be declared as a contribution to the investment account, but will still be subject to GPT under the old tax treatment. However, we recommend that you also check with the tax authorities.
If the investment is made from a current account, the income from this investment should also be credited to the current account and taxed. The resident could make a contribution to the investment account of such income, which is subject to income tax.
If the interest has already been subject to income tax and deposited in an Investment Account, no income tax should be payable on such funds (when withdrawn). This amount would be treated as a contribution to the Investment Account.
Article 121(5) of the ITA provides that income tax is payable on withdrawals from an investment account in excess of the amount of funds deposited in the investment account before the withdrawal. In the above example, a resident withdraws an amount (EUR 1 000) which does not exceed the amount of the contribution to the investment account (EUR 10 000). The withdrawal of EUR 1 000 is exempt from income tax and the resident's investment account balance is reduced to EUR 9 000.

Once all the necessary documents have been received, project appraisal can take up to several weeks. Once the project is approved and uploaded to the platform, it can take from a day to a couple of weeks to collect the investment.
Yes, it is possible. In the case of early repayment, the project owner must pay the investors the early repayment fee specified in the loan agreement.
Yes, the financing of the equity part is possible through the provision of a second charge on assets or other collateral.
