Investors in the crowdfunding platform Röntgen have raised €65.4 million in the last year, 17% more than in the record year 2023. This year, Röntgen is planning growth for both the platform and the investment fund management company founded last year.
"While last year was geopolitically and economically turbulent, investors were even more active in 2024. Recent projects on the platform are often funded within hours or even minutes. Therefore, this year, with the recovery of the real estate market, we see prospects for even more development," says Martynas Stankevicius, CEO of Röntgen.
According to him, if the recovery of the real estate market is prolonged, the volume of crowdfunding in Lithuania could double in the next few years.
"Rapidly growing investor interest, rising financing volumes and an active real estate market allow us to expect significant growth in the crowdfunding sector. However, this growth may be limited by a shortage of investment projects if real estate development fails to meet demand. Another factor potentially limiting the growth of the market is the desire of inexperienced investors to find double-digit interest rates, which at this stage of the market are becoming a rarer exception and are only available on a higher risk basis," says M. Stankevi?ius.
He said that with private debt cheapening, investors on conservative platforms should expect returns of 6-9.5% this year, and there will be more opportunities to invest in projects in the early stages of development, giving investors a wider choice and potential to diversify their portfolios.
Investment funds - additional opportunities for investors
In order to expand its services and meet the needs of larger, long-term investors, Röntgen Group company, UAB Ketvirta diena, has obtained a licence as a fund management company in 2024. In January this year, under the Rontgen Asset Management brand, the company launched the Rontgen Aviation Fund, which invests in aviation assets, with plans to add private debt and real estate development funds.
"The fund structure will allow investors who have confidence in our project selection criteria to start investing more passively, while at the same time having greater diversification and liquidity. Meanwhile, the Aviation Fund offers investors the opportunity to diversify by investing in a global asset class, aviation assets, which are in greater demand than ever in the world today," says M. Stankevi?ius.
